As of July 1, 2025, the Single Registry or also known as the Single Window for Short-Term Rentals will come into force due to the publication on December 24 in the BOE of Royal Decree 1312/2024 of December 23.
This means that all owners (natural persons or legal entities) of homes intended for short-term rentals and offered through online platforms must obtain the Rental Registration Number.
This registry, which is known as the “Single Rental Registry” or “Single Window” will serve to centralize information on tourist and seasonal rentals to improve their supervision. This will benefit owners, tenants and tourists, ensuring that homes meet all legal and quality requirements. In addition, it will help combat unfair competition and illegal rentals. Failure to comply with this new regulation, in addition to the other regulations already in force, exposes the owner to financial penalties or the suspension of his or her home as a tourist home.
What is a "seasonal home" and a "tourist home"?
Seasonal housing is that which does not have a permanent residential character and is intended for specific
housing solutions such as students, temporary jobs or stays during medical treatments.
Tourist housing is that intended for tourist rental subject to specific regulations of its Autonomous Community and which must have a tourist license.
In addition, these homes, both seasonal and tourist, must have adequate equipment, furniture and fixtures that allow their proper use.
How do you obtain the Rental Registration Number in Menorca?
The Rental Registration Number for each home is obtained electronically through the Property Registry by presenting the required mandatory documentation and reporting the required data of the home.
As it is an automated computer procedure, the Rental Registration Number will be assigned to the tourist home or seasonal rental home at the end of the process. After obtaining it, in the event of any defect in the required information, the Rental Registration Number may be revoked, which will be duly communicated to the interested party.
This Rental Registration Number must be reflected in all the advertisements for the home on all digital portals through which the home is marketed.
